Villa Botanica. Long-Term Rental Terms (12 Months or More)
For rental agreements starting between March 1 and September 30, a fixed rate of THB 450,000 per month applies. The rent is paid in equal monthly installments throughout the entire rental period.
For rental agreements starting between October 1 and the end of February, a flexible monthly rate for long-term rentals applies. The rental price for each month is determined according to the price list and varies depending on the season.
Regardless of the payment structure selected, the total rental cost for 12 months is the same and amounts to 5,400,000 THB. The only difference is how the payments are distributed across the months: with the fixed rate, you pay 450,000 THB each month, while with the flexible rate, the monthly payment varies depending on the season.
In both cases, the total amount for 12 months is 5,400,000 THB.

Villa Botanica. Rental Terms for 7–11 Months
The longer the stay, the more favorable the rental rate. The price is determined based on the total actual length of stay.
If you decide to extend your rental and move into a more favorable rate category, the rental cost will be recalculated according to the rate applicable to your final total length of stay. All amounts previously paid will be taken into account in the recalculation.
For example, if the original rental agreement is for 5 months but the actual stay is extended to 7 months, the 7–11 month rental rate will apply, and any resulting difference will be credited toward future payments.
For rentals of 12 months or longer, even more favorable terms apply — from THB 450,000 per month.

We will be happy to welcome you to our villa for one month or for a longer stay. The longer the total rental period, the more attractive the rental rate becomes.
If you decide to extend your stay, we will recalculate the rental cost using the more favorable rate applicable to your final length of stay.
Additional discounts may also be available if your friends or acquaintances rent the villa after you based on your recommendation. In some cases, we can combine consecutive rental periods and offer a special rate.

To comply with Thai law, we operate exclusively under a property rental model:
- the minimum rental period is one month;
- daily and short-term stays are not offered;
- the tenant has exclusive use of the entire villa for the full term of the rental agreement;
- the villas do not operate as hotels and do not provide hotel services.
